As many property owners know in the state of Maine, FEMA is making some changes to the flood maps. Many of the towns now have the proposed maps available to be reviewed. If you are anywhere near the ocean, a marsh, a river, a lake, a pond, or if your home/land has experienced any flooding in the last few years (think about the infamous Patriot's Day Storm and Mother's Day Storm) you should stop by the town hall to see the new proposed maps. There is time to dispute the new maps before they are adopted by the community. If you own a home or business, and even PART of your building is in the flood zone, you could be required by your mortgagee to purchase a flood policy. There is also time to potentially purchase a policy for less premium before the maps are adopted and the property is placed in a more expensive "high risk" zone.
Even if you are not in a "high risk" flood zone, you are eligible to buy flood insurance in most participating communities. Floods, like fires, are unpredicatble and can happen to any home. Flood claims are not covered under standard homeowners policies.
